As part of its ongoing expansion across Texas, First Cup Coffee introduced a new location in Rosenberg designed to elevate the coffeehouse experience—combining speed, comfort, and quality in a thoughtfully engineered space. 

To support this vision, DEC provided end-to-end MEP (Mechanical, Electrical, and Plumbing) design services, delivering highly coordinated systems that ensure operational reliability, energy efficiency, and full compliance with all relevant building codes.

MEP Engineering Overview

Mechanical (HVAC)
– Installation of high-efficiency, rooftop HVAC units with zoning tailored for café, kitchen, and back-of-house areas.
– Demand-based ventilation system for precise climate control and improved air quality.
– Fresh air integration designed to meet ASHRAE indoor air quality standards.

Electrical Systems
– Customized power distribution supporting commercial-grade coffee equipment, refrigeration, and back-of-house operations.
– Full LED lighting design for ambient, accent, and task-specific applications.
– Emergency lighting and exit signage meeting NFPA life safety codes.
– Low-voltage infrastructure for POS systems, security cameras, Wi-Fi, and background audio.

Plumbing Systems
– CPVC/PEX piping for efficient hot and cold water distribution
– On-demand water heaters strategically located at beverage stations.
– Exterior grease interceptor and sanitary waste routing in accordance with local health codes.
– ADA-compliant restrooms featuring touchless, water-saving fixtures to support sustainability goals.
