Located in the heart of New York, this Dunkin’ site exemplifies the brand’s fast-paced, customer-focused approach—with a strong emphasis on operational efficiency and modern design. As part of Dunkin’s national rollout strategy, the project required precise engineering to support high-volume service, strict energy standards, and seamless brand integration.

Diversified Engineering Consultants was engaged to provide full-scope MEP (Mechanical, Electrical, Plumbing) design services. Our team engineered systems that meet the demands of a busy quick-service environment while prioritizing code compliance, functionality, and long-term performance.

MEP Design Approach

HVAC:
Energy-efficient rooftop units (RTUs) with zoning for front-of-house and back-of-house comfort. Commercial kitchen ventilation included dedicated exhaust and make-up air systems, maintaining air balance and indoor air quality per ASHRAE standards.

Electrical:
Complete load analysis to accommodate commercial-grade coffee, baking, and refrigeration equipment. Design included ambient and task LED lighting, emergency/egress lighting per NFPA 101, and generator-ready infrastructure. Low-voltage systems supported POS terminals, Wi-Fi connectivity, and CCTV surveillance.

Plumbing:
Durable CPVC/PEX piping systems for hot and cold water supply. ADA-compliant restrooms with touchless, water-efficient fixtures. Kitchen drainage is routed to an external grease interceptor for compliance with local environmental standards.

Fire Protection:
Wet-pipe sprinkler system coordination and comprehensive fire alarm design in accordance with NFPA and jurisdictional codes. Fire suppression solutions were seamlessly integrated into kitchen and service areas.
